Our areas of experience range from commercial and industrial projects, such as regional power malls, shopping centers, “life-style” centers, hotels, office buildings, joint ventures and industrial properties, to residential projects, including apartments, subdivisions, condominiums, and planned unit developments.
Representative Kahn Kleinman transactions are:
- Counsel to the City of Cleveland in connection with the proposed $400,000,000 development of the public-private air rights development of a new Convention Center.
- Counsel to First Interstate Properties in connection with the development and financing of Legacy Village, a 600,000 square foot “Lifestyle Center” in Lyndhurst, Ohio.
- Counsel to Case Western Reserve University, Cleveland, Ohio, in connection with the acquisition of mixed-use development known as “The Triangle”
- Counsel to St. Vincent’s Charity Hospital through UHHS/CSAHS Cuyahoga County, Inc., a corporation jointly directed by University Hospitals Health System and the Sisters of Charity of St. Augustine Health System, to represent it in the acquisition of an adjacent medical office facility.
- Counsel for Cleveland State University in connection with acquisition of multiple properties as part of campus expansion project
- Counsel to the City of Shaker Heights in connection with the proposed Van Aken Air Rights Project, intended to be a public-private cooperative project among the City of Shaker Heights, the Regional Transit Authority, and Tishman Realty.
- Represent Developers Diversified Realty Corporation on an ongoing basis in negotiation and drafting of joint venture documentation for various real estate projects nationwide.
- Represent Erieview Land Company LLC (Minshall Development Company) on an ongoing basis in connection with office and retail leasing for Erieview Tower & Galleria.
- Counsel to University Hospitals Health System in connection with the separate acquisitions of the Community Hospital of Bedford, Saint Michael Hospital, Laurelwood Hospital and Richmond Heights General Hospital, and in the development of the flagship medical facility at Chagrin Highlands.
- Counsel to Chelm Properties in connection with the acquisition, financing and redevelopment of Cleveland Business Park in Cleveland, Ohio. Cleveland Business Park is a public-private cooperative development between Chelm Properties and the City of Cleveland.
- Representation of Fifth Third Bank as Letter of Credit issuer in connection with $3,300,000 Cleveland-Cuyahoga County Port Authority Development Bonds.
- Represented National City Venture Corporation in connection with mezzanine real estate loans to Columbus shopping center developer.
- Represented Chase Properties in connection with the redevelopment of Shaker Town Center as part of the revitalization of downtown Shaker Heights. Shaker Town Center was a public-private cooperative venture between the City of Shaker Heights and Chase Properties.
- Counsel to Syndicated Equities and Pine Tree Commercial Realty in connection with the acquisition and management of Severence Town Center.
- Represented US Industrial REIT (a subsidiary of USAA) in connection with the $130,000,000 acquisition of industrial properties.
- Represented Newgar, Ltd. in connection with the acquisition, financing, development and creation of air rights with respect to the National City and East Sixth Buildings.
- Represented Heritage Development in the development of two Jack Nicklaus residential golf course communities in Northeast Ohio, Glenmoore Country Club in Canton and Barrington Country Club in Aurora.
- Represented Olympic Steel in connection with the acquisition, financing and development of industrial facilities, and disposition and leasing of properties for Olympic Steel.
- Represented National City Bank in connection with work-out hotel loans in Florida and California.
- Represented US Bank in numerous construction and mini-perm financings, including leasehold financing for offices, retail, industrial and land development purposes.
- Represented Capstone Realty in connection with purchase and sale of mortgage portfolios, and provided advice to Capstone as master and special servicer in connection with servicing of mortgages, including assignments, assumptions, defaults and REMIC options.
- Represented LaSalle Bank in numerous commercial loan originations, refinancings and participations throughout the Midwest.
- Represented John Hancock Life Insurance Company in refinancing of Ritz Carlton Hotel and Skylight Office Tower, and also in connection with numerous apartment refinancings.
- Represented investor groups led by Coastal Investors in the acquisition of multi-million dollar shopping centers in Northeast Ohio.
